No equity? No problem! Profiting from homes that do not have
equity!
We do not think anyone will disagree with the fact that the
marketplace is flooded with homes that do not have any equity in
them.
It seems like "zero down" mortgages and 125% "Loan to Value"
mortgages are quite popular.
It has also created a very serious problem for those folks.
What are these folks supposed to do when they need to sell their
home for whatever reason and they cannot afford to pay a realtor
or the closing costs?
These good people now find themselves in a mess!
A royal mess!
Initially, they will probably attempt to sell the home
themselves, but let's be real here..
Do you think they really have the expertise to do that on there
own?
In most cases...
No.
If they do not get lucky and sell it on their own, they will
then be forced to rent their home, and who wants to do that?
We all have heard the renters from hell stories!
So their choices are limited!
Extremely limited!
What if we told you there was a way to present a solution to
these homeowners and still make Thousands of dollars in upfront
profits and possibly a monthly profit as well?
Would you get excited?
Well there is!
The answer is a Lease purchase contract!
But not just any Lease-purchase contract!
Your lease purchase contract must give you full control of that
property so you can then re-market the home to what we call a
"tenant buyer."
A tenant buyer is someone that is looking for a home on a
rent-to-own basis.
A tenant buyer is someone that is going to be responsible for
all minor maintenance under $1,000.00 so you will never get
called in the middle of the night with a leaky faucet or toilet.
A tenant buyer is not as concerned with price as they are terms.
Since they are looking to purchase the home at some point in the
future, you can easily increase the sales price on the home to
reflect what that price would be in the future.
This creates a very nice "profit margin" for you.
You can also charge more than what you agreed to pay on the
lease giving you a monthly cash flow as well!
We recently read a statement from a very successful businessman
that the real way to obtain wealth is to provide people with
solutions to their problems...
Real solutions for real problems.
If you can do this, you can be wealthy beyond your wildest
dreams.
In the scenario we just described, we are solving major problems
for 2 different families...
One family who does not have any equity in their home or cannot
afford the closing costs or realtors commission...
And another family who, for whatever reason, wants to purchase a
home of their own but simply cannot do that today.
Solving problems and going to the bank... Does it get any better
than this?
For example, one of our recent deals was a home that was on the
market for 1 year and did not sell.
This home had no equity in the deal. We came in and within 2
weeks resold the home on a lease purchase contract at 10% ABOVE
MARKET VALUE! We had $5,500 upfront profits, $200.00 a month
positive cash flow, and $6,000 profit at the back of the deal!
All of the above on a home that could not sell the standard way
and yet, because we had "specialized knowledge", within 2 weeks
we had a solution and profited because we did!
This is fun and profitable!

We encourage you to really "marinate" on this "secret" because
we really do not see these specific problem going away for the
next 3-5 years and if you can position yourself to solve these
